AGENDA PLEDGE OF ALLEGIANCE PUBLIC HEARINGS None DISCUSSION ITEMS 1. Terramare LLC Farm Stand - Discussion of a farm stand application seeking approval to construct a 987 sq. ft. farm stand building with electric and a bathroom, with a covered display area, along with site work including gravel parking, drainage, a new sanitary system, walkways and landscaping, improvements to an existing barn, and a new barn/Morton building for storage of agricultural equipment, on a 19.45-acre parcel located at 480 Tuthills Lane, Jamesport, within the Agricultural Protection (APZ) Zoning Use District, more particularly identified as SCTM No. 600-46-3-4. Reeve's Farm - Lot 31 (74 Tyler Drive) - Discussion of Covenant Amendment request to eliminate the requirement for the exterior of the dwelling to be "Natural Wood or Other Natural Material" for Lot 31 of the Subdivision Map entitled Reeves Farm, which is an approximately 0.25 Acre parcel which is currently improved with a single a family residence, located within the Agricultrual Protection (APZ) Zoning Use District, situate at 74 Tyler Drive, Hamelt of Riverhead, Town of Riverhead, more particularly identified as SCTM No. 600-641-6.34 (Matt Charters) 3. Cauliflower Square (f/k/a Long Island Cauliflower Association) - Discussion of an amendment to the previously approved site plan application for Long Island Cauliflower Association. Proposed amendments deal specifically with internal modifications to the Chick-Fil-A portion of the site. The amendments consist of changes to the location and orientation of the building, as well as reconfigured parking areas and traffic circuation. No increase in square footage is proposed, and approved access locations on Mill Road and Old Country Road will be maintained (Greg Bergman) 4. 27 Waves, LLC - DIscussion of a final site plan application seeking approval to construct a one-story, 8,775 sq. ft. medical office building with related site improvements including parking, drainage, landscaping, and lighting improvements. Project site is located on the west side of Commerce Drive, Riverhead, NY, within the Business Center (BC) zoning use district, and it more particularly described as SCTM No. 600-101-1-10.6 (Greg Bergman). 5. Fedun Warehouse 52 - Discussion of a site plan application seeking to construct a one-story, 3,900 sq. ft. warehouse building with related site improvements including new I/A wastewater management system, parking, landscaping, lighting, and drainage systems. Project site is located at 52 Main Road, Riverhead, NY, within the Commercial/Residential Campus (CRC) zoning use district, and is more particularly described as SCTM No. 600-84-5-13 (Greg Bergman). 6. TJOC Real Estate Holdings (a/k/a Calverton Hamlet Center) - Discussion of a Final Environmental Impact Statement for a development plan for a vacant, wooded, 15.8-acre parcel of land located on the north side of Middle Country Road in Calverton, approximately 475 ft. west of the intersection of Middle Country Road and Fresh Pond Avenue, more particularly identified as SCTM No. 600-97-2-33. The subject parcel is split zoned between the Hamlet Center (HC) zoning use district, and the Residence B-40 (RB40) zoning use district. The proposed development consists of two applications, a major subdivision, which would result in a total of ten (10) lots, including single family residential, mixed use/commercial, stormwater management, and sewage treatment parcels, and a site plan application, proposing a two-story, mixed-use commercial building with approximately 30,000 sq. ft. of ground floor commercial space, and thirty-six (36) one-bedroom apartments on the upper floors, along with related site improvements including parking, lighting, landscaping, and drainage improvements. (Greg Bergman) 7. 4129 Middle Country Road (Bolla Market Canopy Site Plan) - Discussion of elevations submitted in furtherance of a site plan application approved by the Planning Board to construct canopies over existing fueling stations at an existing gas station with convenience store located at 4129 Middle Country Road, within the Calverton Industrial (CI) zoning use district, more particularly described as SCTM No. 600-98-1-7 & 8 (Greg Bergman). 8. 393 Pulaski Street Site Improvements - Discussion of a site plan application seeking to pave an existing gravel parking area, install drainage systems, update sidewalks and curbing, and install new lighting at an existing professional medical office, located at 393 Pulaski Street, Riverhaed, NY, within the Village Center (VC) zoning use district, and more particularly described as SCTM No. 600-126-1-9 (Greg Bergman). Resolution No. 2025-106 – Mallas Property Minor Subdivision – Resolution granting two (2) 90-day extensions of Minor Subdivision approval for the minor subdivision application entitled Mallas Property, which received approval to subdivide a 1.087-acre parcel will be subdivided into two lots where proposed Lot 1 is to contain 21,776 sq. ft. and is to retain an existing two-story single-family residence and accessory structures, and where proposed Lot 2 will contain 25,567 sq. ft, where an existing frame garage and frame shed are to be demolished, located within the Residential B-40 (RB-40) Zoning Use District, situate at 86 2nd Street, Hamlet of South Jamesport, more particularly identified as SCTM No. 600-92-2-38.
