AGENDA PLEDGE OF ALLEGIANCE PUBLIC HEARINGS 1. 2 Bluffs Drive Minor Subdivision – Public hearing to consider a minor subdivision application proposing to subdivide a vacant 3.5828-acre parcel into three lots, with Lot 1 having an area of 52.312 sq. ft., Lot 2 having an area of 45,323 sq. ft., and Lot 3 having an area of 56,254 sq. ft., with all lots having road frontage and sharing access via a common driveway, located at 2 Bluffs Drive, Calverton, within the Residence A-40 (RA-40) Zoning Use District, more particularly described as SCTM No. 600-35-5-5.19. (Heather Trojanowski) DISCUSSION ITEMS 1. Woodhull at Sound Shore - Minor Subdivision – Discussion of a minor subdivision application entitled Woodhull at Sound Shore which seeks approval to subdivide a 3.287-acre parcel in which Lot 1 is to contain 71,176.14 sq. ft. and will contain an existing one (1) story single-family residence and accessory structures and Lot 2 is to contain 72,016.46 sq. ft, and will be vacant, located within the Residence A-40 (RA-40) Zoning Use District, situate at 506 Sound Shore Road within the Hamlet of Northville, Town of Riverhead, more particularly identified as SCTM No. 600-7-1-21. JPD Calverton – Site Plan – Discussion of a site plan application entitled JPD - Calverton which proposes the demolition of an existing 5,616 sq. ft building, the retention of a 139,850 sq. ft. warehouse building, and the construction of a 74,650 sq. ft. multi-tenant warehouse building, with related site improvements including parking, lighting, drainage, landscaping and the reconfiguration of access to Middle Country Road, on a 28.66-acre parcel, within the Industrial C (IND) Zoning Use District, situate at 4195 Middle Country Road, Calverton, more particularly identified as SCTM No. 600-116-1-7.4 (Matt Charters). 3. Thomas Anderson – Minor Subdivision – Discussion of a minor subdivision application entitled Thomas Anderson Minor Subdivision, which seeks approval to subdivide a 25.711-acre parcel into two lots, with Lot 1 to contain four acres and Lot 2 to contain 21.711 acres, situated on the east side of Roanoke Avenue, within the Agricultural Protection (APZ) Zoning Use District, more particularly identified as SCTM No. 600-64-1-57. Resolution No. 2025-082 – Woodhull at Sound Shore Minor Subdivision – Resolution classifying an action as Type II pursuant to SEQRA and scheduling a public hearing for the minor subdivision application entitled Woodhull at Sound Shore which seeks approval to subdivide a 3.287-acre parcel in which Lot 1 is to contain 71,176.14 sq. ft. and will contain an existing one (1) story single-family residence and accessory structures, and Lot 2 is to contain 72,016.46 sq. ft, and will be vacant, located within the Residence A-40 (RA-40) Zoning Use District, situate at 506 Sound Shore Road within the Hamlet of Northville, Town of Riverhead, more particularly identified as SCTM No. 600-7-1-21. Resolution No. 2025-083 – Guddha LLC. – Resolution granting final approval for the site plan application entitled Guddha LLC which seeks approval to construct a 1,359 sq. ft. office building with onsite parking and other related site improvements within a 13,617 sq. ft. vacant parcel, located within the Business (BC) Zoning Use District, situate at 365 Harrison Avenue, Riverhead, more particularly described as SCTM No. 600-102-3-4.1. (Matt Charters) 3. Resolution No. 2025-084 – 940-946 W. Main Street Site Redevelopment – Resolution granting preliminary approval for a site plan application which seeks to redevelop an existing commercial site, including the proposed construction of two new buildings, one being a three-story, 110,400 sq. ft. selfstorage building, the other being a one-story 33,040 sq. ft. wholesale business with basement, along with related improvements including parking, paving, drainage, access, and landscaping. The project site, identified as SCTM Nos. 600-124-3-1, 2, 3, 4, 5, and 600-125-2-5.2, is located at 940-946 E. Main Street, Riverhead, NY, and is located within the Peconic River Community (PRC) zoning use district. (Greg Bergman) 4. Resolution No. 2025-085 – Silverback Holdings, LLC Minor Subdivision – Resolution granting an extension of approval for a two-lot minor subdivision originally granted by the Planning Board by Resolution No. 2022-072, adopted on July 21, 2022, which approved an application seeking to subdivide an existing 79,975 sq. ft. (1.84 acre) parcel of land and create two separate parcels having sizes of 15,001 sq. ft. (0.34 acres) and 64,974 sq. ft. (1.49 acres) (Greg Bergman) 5.
