McGuinness Residence Chapter 219 (888 Sound Shore Road) — Continued discussion of a Chapter 219 Coastal Erosion Permit application seeking approval to demolish an existing 52 sq. ft. rear deck and construct a new deck with a privacy wall on the east side and stairs to grade seaward of the existing Coastal Erosion Hazard Line, landward of the top of the bluff, on a .187-acre parcel located at 888 Sound Shore Road, Jamesport, within the Residence A-40 (RA40) zoning use district, more particularly described as SCTM No. 600-8-1-14. Planet Nugg - 720 Main Road - Site Plan Amendment — Discussion of a Site Plan Amendment Application which seeks to reconfigure access in response to comments from the New York State Department of Transportations (NYSDOT) from two curb cuts, to a single curb cut on the western side of the property, modifications to the parking area, as well as modifications to the previously approved building elevations, for the Site Plan Application entitled 720 Main Road - Planet Nugg, which was granted Administrative Approval by Resolution No. 2025-081, dated August, 7, 2025 for façade improvements and an 86 sq. ft. addition to an existing commercial building, with 3,894 sq. ft. of floor area, ten (10) additional parking stalls, and will include the reconfiguration of existing onsite parking, access, as well as involving a change of use to an Adult Use Retail Cannabis Dispensary (Matt Charters) 3. *ADJOURNED TO FUTURE MEETING DATE* Harbes Orchard Estates — Discussion of Minor Subdivision Yield and Sketch Plan entitled Harbes Orchard Estates, which proposes the subdivision of a 10.6739-acre parcel into four lots, with a 5.68 Acre Open Space and Agricultural Area known as Lot 2 of the Minor Subdivision entitled Harbes Farm West, and is located within the Residence A-80 (RA80) Zoning Use District situate at 30 Halsey Road, more particularly identified as SCTM No. 600-8-3-4.2. (Matt Charters) PUBLIC COMMENTS ON RESOLUTIONS RESOLUTIONS 1. Resolution No. 2026-038 - Overlook Homes Major Subdivision Performance Security Release — Resolution recommending the final release of the performance security held in connection with the Overlook Homes Major Subdivision, originally approved by the Planning Board by REsolution No. 2021080, adopted on August 5, 2021. Resolution No. 2026-039 - Calverton Industrial Subdivision (OSTAD) — Resolution issuing SEQR Findings Statement for a proposed major industrial subdivision of approximately 131 acres of land located within the Calverton Industrial (CI) zoning use district. The project site is located at 3511 Middle Country Road, Calverton, NY, and involves parcels more particularly described as SCTM Nos. 600-117-2-11 & 13. The proposed subdivision would create a new industrial roadway, three building lots totaling approximately 89.1 acres, a stormwater management area, an on-site Sewage Treatment Plant parcel, and approximately 20 acres of preserved wooded open space.
