AGENDA Thursday, November 7, 2024 PUBLIC NOTICE TOWN OF RIVERHEAD PLANNING BOARD NOTICE is hereby given that the Thursday, November 7, 2024 6:00 PM scheduled Planning Board meeting will be held at Riverhead Town Hall, 4 West Second Street, Riverhead, NY. All may listen to the meeting live by tuning into local channel 22. The meeting agenda will be posted online. The Planning Board may add or remove applications from the agenda upon its discretion, without further notice. Susan McCarthy Minor Subdivision – Public hearing for a subdivision application seeking approval to subdivide a 21,083 sq. ft. (0.484 acres) parcel into two separate lots, with Lot 1 containing 12,271 sq. ft. (0.281 acres), and retaining an existing single-family dwelling, and Lot 2 would be an 8,816 sq. ft. (0.202 acres) vacant lot, situate at 934 Sound Shore Road, Jamesport, within the Residence A-40 (RA-40) zoning use district, more particularly described as SCTM No. 8-1-35. (Heather Trojanowski) 2. Riverhead Mazda – Public hearing for the site plan application entitled Riverhead Mazda, which proposes to construct a 21,914 sq. ft. gross floor area car dealership with service area, including off street parking, landscaping, on-site drainage and other related site improvements within an approximately 10.59 Acre property currently improved with two buildings dedicated to automobile sales and with vehicle storage in the rear of the property, within the Business Center (BC) Zoning Use District, situate at 1423 Old Country Road, Riverhead, more particularly identified as SCTM Nos. 600-108-2-3.3 & 17.1 (Matt Charters). 3. Carson Woods Major Subdivision – Public hearing for an eight (8) lot major residential subdivision. The subject property, located at the terminus of Ziemacki Lane and Fox Lane in Jamesport, is located within the Agricultural Protection (APZ) zoning use district, and is more particularly described as SCTM No. 600-69-1-11. The proposed subdivision will result in eight (8) new residential lots, a 12.8-acre open space preserved area, and one (1) stormwater recharge area. (Greg Bergman) DISCUSSION ITEMS 1. Pastrano Residence Chapter 219 – Discussion of a Chapter 219 Coastal Erosion Permit application seeking approval to demolish an existing single-family dwelling and construct a new two-story dwelling, and install a 20’ x 48.5’ inground swimming pool, a new sanitary system and utility lines, on a 1.0704acre parcel of land located at 834 Sound Shore Road in Jamesport, within the Residence A-40 (RA-40) zoning use district, more particularly identified as SCTM No. 600-8-1-8. TJOC Real Estate Holdings, LLC – Discussion of SEQRA process relating to a comprehensive development plan for a vacant, wooded, 15.8-acre parcel of land located on the north side of Middle Country Road in Calverton, approximately 475 ft. west of the intersection of Middle Country Road and Fresh Pond Avenue, more particularly identified as SCTM No. 600-97-2-33. The subject parcel is split zoned between the Hamlet Center (HC) zoning use district, and the Residence B-40 (RB40) zoning use district. The proposed development consists of two applications, a major subdivision, which would result in a total of ten (10) lots, including single family residential, mixed use/commercial, stormwater management, and sewage treatment parcels, and a site plan application, proposing a two-story, mixed-use commercial building with approximately 30,000 sq. ft. of ground floor commercial space, and thirty-six (36) one-bedroom apartments on the upper floors, along with related site improvements including parking, lighting, landscaping, and drainage improvements. Resolution No. 2024-084 – Mallas Property Minor Subdivision – Resolution to schedule a public hearing for the Minor Subdivision application entitled Mallas Property, which proposes to subdivide a 1.087-acre parcel into two lots where proposed Lot 1 is to contain 21,776 sq. ft. and is to retain an existing two-story single-family residence and accessory structures and where proposed Lot 2 will contain 25,567 sq. ft, where an existing frame garage and frame shed are to be demolished, located within the Residential B-40 (RB-40) Zoning Use District, situate at 86 2nd Street, Hamlet of South Jamesport, more particularly identified as SCTM No. 600-92-2-38 (Matt Charters). 2. Resolution No. 2024-085 – 230 W. Main Street Minor Subdivision – Resolution to schedule a public hearing for a minor subdivision application seeking approval to subdivide an existing 14,557 sq. ft. parcel of land and create two parcels, with Lot 1 having a proposed size of 7,153 sq. ft., and Lot 2 having a proposed size of 7,404 sq. ft.
