**3:00 PM MEETING** PLEDGE OF ALLEGIANCE PUBLIC HEARINGS NONE DISCUSSION ITEMS 1. 505 Lincoln Street Mixed-Use Site Plan – Discission of a site plan application proposing to convert an existing warehouse into a mixed-use building with nine (9) apartments on the second floor, an entry lobby, retail, an art studio, and storage on the first floor, and related site improvements including lighting, landscaping, paving, and drainage, on a parcel of land situate at 505 Lincoln Street, Riverhead, within the Village Center (VC) zoning use district, more particularly identified as SCTM No. 600-128-1-4. Comprehensive Plan Update – Discussion of status, work completed to date, relevant Planning & Zoning recommendations, and next steps for the 2024 Town of Riverhead Comprehensive Plan Update. Resolution No. 2024-030 – Printed Places Major Subdivision (Previously Farmview Estates) – Resolution granting preliminary approval for a twenty-six lot major subdivision application seeking approval to subdivide an existing, vacant, 26.164-acre parcel of land located on the north side of Middle Road in Riverhead, approximately 800 feet east of the intersection of Middle Road and Harrison Avenue, located within the Residence B-40 (RB40) zoning use district, and more particularly described as SCTM No. 600-82-1-9.8. Resolution No. 2024-031 – Northville Acres Minor Subdivision – Resolution granting approval for a two-lot minor subdivision application seeking approval to subdivide an existing 4.22-acre parcel of land, located at 821 Northville Turnpike, Riverhead, located within the Residence A-40 (RA40) zoning use district, and more particularly described as SCTM No. 600-109-1-6.1. Resolution No. 2024-032 – Maris Farm Minor Subdivision – Resolution granting approval for a minor subdivision application seeking approval to subdivide two existing parcels and create four buildable single-family residential parcels. The project site is located on the northwest corner of Roanoke Ave. and Sound Ave., and consists of two parcels identified as SCTM Nos. 600-17-1-6.1 & 6.2. Lot No. 6.2 is a 22.1-acre parcel of land, split zoned between the RA40 and RA80 zoning use district, which has development rights sold to Suffolk County. Lot No. 6.1 is a 5.0-acre parcel with development rights intact, which is located in the RA40 zoning use district. (Greg Bergman) 4. Resolution No. 2024-033 – Tera Vite Winery & Vineyard Residence/Tasting Room Conversion – Resolution granting approval for a site plan application seeking approval to convert an existing single family residence, located on the site of an existing winery and vineyard, into additional tasting room space, and construct additional on-site parking to facilitate the proposed expansion. The subject property is an 87,643 sq. ft.
