Pledge of Allegiance 2. Public Comment 3. New Business (items A & B will be heard together starting at 6:00PM, items C & D will be heard together) A. Case #SUB25_001: Public Hearing and Possible Vote on a Subdivision application for Ryan Heath, Tax Map R60, Lot 18-10. The applicant is proposing a subdivision of the parent lot, which is approximately 2.38 acres, into two lots, 1.19 acres each. Both proposed lots would be serviced by private well and septic. The proposed project is located on Bay Road and is within the Rural Residential Zoning District. B. Case #SUP25_001: Public Hearing and Possible Vote on a Special Use Permit for Ryan Heath, Tax Map R60, Lot 18-10. A Special Use Permit will be required for 5,500 square feet of impacts within the wetland buffer associated with the construction of driveways to access the buildable area for each lot. There are no proposed direct wetland impacts. The project is located on Bay Road and is within the Rural Residential Zoning District. C. Case #SRA24_005: Public Hearing and Possible Vote on a Major Site Plan Application for Nutes Solar, LLC, Tax Map(s) R-17 Lot(s) 68, 55, 57, 33 & Tax Map(s) R-18; Lot(s): 10, 5 & 3. The proposal is for a 20-megawatt AC (MW) solar energy facility interconnecting to the existing Eversource transmission line that bisects the project site. The project consists of access roads, fencing, solar array foundations, racking system, panels, equipment pads with inverters and transformers, and other associated equipment. The project proposes using a single axis tracker racking system which maximizes power output by tracking the sun from east to west daily. The project is in the Rural Residential District. D. Case #SUP24_001: Public Hearing and Possible Vote on a Special Use Permit for Nutes Solar, LLC, Tax Map(s) R-17 Lot(s) 68, 55, 57, 33 & Tax Map(s) R-18; Lot(s): 10, 5 & 3. A Special Use Permit will be required for 36,204 square feet of permanent wetland impacts and 5,796 square feet of temporary wetland impacts. Additionally, the proposal will result in approximately 716,178 square feet of class one and 1,011,760 square feet of class two buffer impacts. 4. Old Business 5. Member Comments 6.
