AGENDA PLEDGE OF ALLEGIANCE PUBLIC HEARINGS 1. Points East, LLC Minor Subdivision – Discussion of a minor subdivision application seeking to subdivide an existing 2.05-acre parcel of land located at 455 Middle Road, Riverhead, within the Residence A-40 (RA40) zoning use district, and more particularly described as SCTM No. 600-84-1-6. The application seeks to subdivide the existing tract of land into four (4) lots, utilizing Town of Riverhead Transfer of Development Rights (TDRs) to achieve the desired density. Henpecked Husband Farm Stand – Discussion of a farm stand application seeking approval to legalize a 15.6’ x 25.5’ building to be used as an unattended farm stand for the sale of agricultural products (flowers and floral arrangements) on a 15.9-acre parcel of land located at 1254 Northville Turnpike, Riverhead, within the Agricultural Protection (APZ) Zoning Use District, more particularly described as SCTM No. 600-65-5-10. (Heather Trojanowski) 2. 47 Pelletreau LLC Farm Stand – Discussion of a farm stand application seeking approval to establish a farm stand within an existing barn for the sale of cut flowers on a .91-acre parcel of land located at 2241 Roanoke Avenue, Riverhead, within the Agricultural Protection (APZ) Zoning Use District, more particularly described as SCTM No. 42-1-24.2. EC Battery Energy Storage Project – Discussion of a Site Plan / Special Permit Application entitled EC Battery Energy Storage Project, which seeks approval to construct and develop an approximately 60megawatt (MW) / 120-megawatt hour (MWh) Tier II Battery Energy Storage System (BESS) with related site improvements including switchgear and a substation, within 1.66-acre improved parcel, where all existing structures are proposed to be demolished, located within the Calverton Industrial (CI) Zoning Use District, situate at 104 Edwards Avenue, Hamlet of Calverton, more particularly identified as SCTM No. 600-137-1-8 (Matt Charters). 4. 1080-1120 Old Country Road Façade Renovations – Discussion of a site plan application seeking approval to perform façade renovations to an existing retail building, including the creation of three (3) new storefronts/entrances, curbing, and walkway improvements, within a commercial shopping center located at 1080 Old Country Road, Riverhead, within the Shopping Center (SC) Zoning Use District, more particularly identified as SCTM No. 600-108-3-18. Resolution No. 2025-031 - HK Ventures, LLC – Resolution granting a second and final six-month extension of preliminary site plan approval originally granted by Planning Board Resolution No. 2023077, dated September 21, 2023, which approved a site plan to develop a vacant parcel of industrially zoned land with a commercial/industrial complex consisting of a total of 412,679 sq. ft. of floor area to be divided into individual tenant spaces, along with a 1,500 sq. ft. commissary for use by the tenants of the complex, as well as parking, lighting, and landscaping improvements, new potable water connections, an on-site sewage treatment plant, new access from Middle Country Road (State Route 25), with said parcel located at 4285 Middle Country Road, Calverton, NY, more particularly described as SCTM No. 600-116-1-2. Resolution No. 2025-032 - Long Island Cauliflower Association Commercial Center – Resolution granting a second and final six-month extension of preliminary site plan approval for a site plan application seeking approval to develop an existing 7.0984 acre parcel located on the northwest corner of the intersection of Old Country Road and Mill Road with a mixed use development consisting of a 5,840 sq. ft. Chick-fil-A restaurant with drive-thru and outdoor patio seating, a 1,427 sq. ft. building proposed to house a Dunkin’ Donuts restaurants with drive-thru windows, a 2,600 sq. ft. restaurant with an as-of-yet unidentified tenant, and a 6,400 sq. ft. sit down restaurant, and related site improvements. The subject parcel is located on the northwest corner of Old Country Road and Mill Road, within the Business Center (BC) zoning use district, and is more particularly described as SCTM No. 600-101-1-11. Resolution No. 2025-033 - Dries-Spechio Manufacturer’s Outlet Center – Resolution granting a second and final six-month extension of preliminary site plan approval originally granted by Resolution No. 2023-017, dated March 2, 2023, for a site plan application seeking to construct 31,000 sq. ft. of manufacturer’s outlet center and related site improvements, pursuant to a Special Permit granted by the Town Board on August 16, 2022, on a 4.15-acre parcel of land located at 2009 Old Country Road, between Tanger 1 & Tanger 2, within the Business F (Bus F) zoning use district, more particularly described as SCTM No. 600-118-3-7. Resolution No. 2025-034 – 4129 Middle Country Road Bolla Market Canopy and Site Improvement – Resolution granting two (2) ninety-day extensions of minor subdivision approval for the minor subdivision of Vincent Frankini, which received approval to subdivide a 57,150 sq. ft. improved parcel into two (2) lots, with Lot 1 having an area of 23,720 sq. ft. and retaining an existing single-family residence and accessory structures, and Lot 2 having an area of 33,433 sq. ft. and will be a vacant residential building lot, located at 196 South Jamesport Avenue, Jamesport, more particularly identified as SCTM No. 600-91-2-2.2, within the Residence B-40 (RB-40) Zoning Use District.
