AGENDA PLEDGE OF ALLEGIANCE DISCUSSION ITEMS 1. Freebird 23 LLC Farm Stand – Discussion of a farm stand application seeking approval to erect a farm stand and other agricultural structures, including a 10’ x 40’ mobile farm stand, a 10’ x 40’ storage container, and two (2) 30’ x 96’ greenhouses, along with other site improvements, on a 10.94-acre agricultural parcel located on the north side of Route 25A in Wading River, more particularly described as SCTM No. 600-75-1-1.2. Points East, LLC Minor Subdivision – Discussion of a minor subdivision application seeking to subdivide an existing 2.05-acre parcel of land located at 455 Middle Road, Riverhead, within the Residence A-40 (RA40) zoning use district, and more particularly described as SCTM No. 600-84-1-6. The application seeks to subdivide the existing tract of land into four (4) lots, utilizing Town of Riverhead Transfer of Development Rights (TDRs) to achieve the desired density. Main Street Redevelopment – SEQR discussion of a preliminary site plan application seeking to redevelop an existing commercial site, previously housing the Blackman Plumbing Supply wholesale business, as well as the site of Advanced Imaging Systems. Redevelopment of the site will consist of demolishing the existing buildings and on-site parking areas, construction of two new buildings, one being a three-story, 153,400 sq. ft. self-storage with a building having a footprint of 36,700 sq. ft., the other being a 49,700 sq. ft. non-nuisance tenant rental building having a footprint of 21,500 sq. ft. Parking, paving, landscaping, drainage, and new water connections are proposed. An extension of the Riverhead Sewer District is also proposed in order to connect to the Riverhead Sewer District infrastructure. Two new curb cuts are proposed on W. Main Street (NY State Route 25) to serve as access to the proposed development. The project site consists of six (6) properties, located on the north side of West Main Street, which are identified as SCTM Nos. 600-124-3-1, 2, 3, 4, 5, and 600-125-2-5.2 (see Figure 1). The project site comprises a total area of 258,200 sq. ft. (5.928 acres), and is located 940-946 W. Main Street. Resolution No. 2025-022 – 1107 Old Country Road – Resolution granting Preliminary Approval for the Site Plan Application entitled 1107 Old Country Road which seeks approval to construct to a 2,295sq. ft. medical office building with on-site parking and other related site improvements within a 1.35-acre parcel which is currently improved with an approximately 9,300 sq. ft building, located within the Shopping Center (SC) Zoning Use District, situate at 1125 Old Country Road, Riverhead more particularly identified as SCTM No. 600-108-4-7. Resolution No. 2025-025 – Lizem Associates, LLC Minor Subdivision - Resolution assuming Lead Agency and issue Negative Declaration pursuant to SEQRA for a two-lot minor subdivision application seeking to subdivide an existing, vacant, 111.38-acre parcel of land located on the northeast corner of the intersection of Middle Country Road and Fresh Pond Avenue in Calverton, with the subject parcel being located in both the Rural Corridor (RLC) and Agricultural Protection (APZ) zoning use district, and more particularly described as SCTM No. 600-98-1-1.1.
