The Planning Board’s agendas may be viewed on the Town’s Website, http://www.townofriverheadny.gov **3:00 PM MEETING** PLEDGE OF ALLEGIANCE PUBLIC HEARINGS 1. 27 Waves, LLC – Public hearing on a preliminary site plan application seeking approval to construct a one-story, 8,775 sq. ft. medical office building, with related site improvements including parking, drainage, landscaping, lighting, drainage, and new connections to the Riverhead Water District and Riverhead Sewer District. The subject property is located on the west side of Commerce Drive, Riverhead, within the Business Center (BC) zoning use district, and is more particularly described as SCTM No. 600-101-1-10.6 (Greg Bergman) 2. Project 58 Restaurant Conversion Public Hearing – Public hearing for a site plan application seeking approval to convert an existing vacant 5,233.8 sq. ft. building into a restaurant with 56 seats, along with site improvements including façade changes, upgraded site lighting, landscaping, restriping, a grease trap installation, and seven (7) new parking stalls with on-site drainage, on a parcel of land located at 1199 Old Country Road, Riverhead, within the Business Center (BC) zoning use district, more particularly described as SCTM No. 600-108-4-1. Kent Animal Shelter Site Plan Amendment – Discussion of an amendment to an existing site plan for Kent Animal Shelter, approved by Resolution No. 2023-080, dated September 21, 2023. Originally approved site plan included the demolition and reconstruction of two existing buildings (3,091 SF and 1,045 SF), along with site improvements including the installation of a new sanitary system, parking improvements, site drainage, and a native landscaped buffer along the southern portion of the parcel. Amendment application seeks to change the location of an on-site hydrant, renovate rather than demolish/reconstruct an existing kennel building, and elevation alterations for the kennel building. No other changes to the previously approved site alignment plan are proposed. The subject property is located at 2259-2263 River Rd., Calverton, within the Residence B-40 (RB40) zoning use district, and is more particularly described as SCTM Nos. 600-138-1-6.1 & 600-138-1-7. TJOC Real Estate Holdings, LLC – SEQR discussion related to comprehensive development plan for a vacant, wooded, 15.8-acre parcel of land located on the north side of Middle Country Road in Calverton, approximately 475 ft. west of the intersection of Middle Country Road and Fresh Pond Avenue, more particularly identified as SCTM No. 600-97-2-33. The subject parcel is split zoned between the Hamlet Center (HC) zoning use district, and the Residence B-40 (RB40) zoning use district. Resolution No. 2024-077 – Riverhead Mazda – Resolution to assume Lead Agency and issue a Negative Declaration pursuant to SEQRA for the site plan application entitled Riverhead Mazda, which proposes to construct a 21,914 sq. ft. gross floor area car dealership with service area, including off street parking, landscaping, on-site drainage and other related site improvements within an approximately 10.59 Acre property currently improved with two buildings dedicated to automobile sales and with vehicle storage in the rear of the property, within the Business Center (BC) Zoning Use District, situate at 1423 Old Country Road, Riverhead, more particularly identified as SCTM Nos. 600-108-2-3.3 & 17.1 (Matt Charters) 2.
