AGENDA Thursday, Octoberer 3, 2024 PUBLIC NOTICE TOWN OF RIVERHEAD PLANNING BOARD NOTICE is hereby given that the Thursday, Octoberer 3, 2024 6:00 PM scheduled Planning Board meeting will be held at Riverhead Town Hall, 4 West Second Street, Riverhead, NY. All may listen to the meeting live by tuning into local channel 22. The meeting agenda will be posted online. The Planning Board may add or remove applications from the agenda upon its discretion, without further notice. The order in which applications appear on the agenda may be changed at the discretion by the Planning Board. Carson Woods Major Subdivision – Discussion related to SEQRA determination on an eight (8) lot major residential subdivision. The subject property, located at the terminus of Ziemacki Lane and Fox Lane in Jamesport, is located within the Agricultural Protection (APZ) zoning use district, and is more particularly described as SCTM No. 600-69-1-11. The proposed subdivision will result in eight (8) new residential lots, a 12.8-acre open space preserved area, and one (1)stormwater recharge area. (Matt Charters) 2. RH Hamptons LLC – Discussion related to compliance with Long Island Workforce Housing Act for the subdivision application entitled RH Hamptons LLC which seeks approval to subdivide a 28,741 sq. ft. vacant parcel into five (5) lots with frontage on Union Avenue and Maple Avenue, to the north of Long Island Rail Road., and is located within the Downtown Center 5 Residential (DC-5) Zoning Use District, situate at 308-310 Maple Avenue, Riverhead, more particularly identified at SCTM No. 600-129-2-46.1 (Matt Charters). PUBLIC COMMENTS ON RESOLUTIONS RESOLUTIONS 1. Resolution No. 2024-076 Susan McCarthy Minor Subdivision – Resolution to schedule a public hearing for a minor subdivision application seeking approval to subdivide a 21,083 sq. ft. (0.484 acres) parcel into two separate lots, with Lot 1 containing 12,271 sq. ft. (0.281 acres), and retaining an existing single-family dwelling, and Lot 2 would be an 8,816 sq. ft. (0.202 acres) vacant lot, situate at 934 Sound Shore Road, Jamesport, within the Residence A-40 (RA-40) zoning use district, more particularly described as SCTM No. 8-1-35.
