AGENDA Thursday, August 1, 2024 PUBLIC NOTICE TOWN OF RIVERHEAD PLANNING BOARD NOTICE is hereby given that the Thursday, August 14, 2024 3:00 PM scheduled Planning Board meeting will be held at Riverhead Town Hall, 4 West Second Street, Riverhead, NY. All may listen to the meeting live by tuning into local channel 22. The meeting agenda will be posted online. The Planning Board may add or remove applications from the agenda upon its discretion, without further notice. The order in which applications appear on the agenda may be changed at the discretion by the Planning Board. Jets 139 LLC Minor Subdivision – Public hearing for the subdivision application of Jets 139 LLC, which seeks approval to subdivide a 41.1708-acre parcel into three lots where proposed Lot 1 is to contain 2.2333 acres and retain an existing single-family dwelling, proposed Lot 2 will be 33.2433 acres and is under contract to have development rights purchased by Suffolk County, and proposed Lot 3 will contain 5.6912 acres, located at 5753 Sound Avenue, Jamesport, within the Agricultural Protection (APZ) Zoning Use District, more particularly identified as SCTM No. 22-2-12. Manor Lane Minor Subdivision – Public hearing for the subdivision application of Manor Lane, which seeks approval to subdivide a 5.037-acre parcel into two lots, with proposed Lot 1 is to contain 2.4393 acres and proposed Lot 2 is to contain 2.5977 acres, located at 139 Sound Avenue, Jamesport, within the Agricultural Protection (APZ) Zoning Use District, more particularly described as SCTM No. 8-3-7.3. QDOBA Drive-Thru Restaurant Conversion – Discussion of a site plan application seeking approval to convert an existing 4,268 sq. ft. restaurant into two separate tenancies for a QDOBA drive-through restaurant and an unspecified sit-down restaurant, and construct 215 and 107 sq. ft. additions for cooler boxes, along with site improvements including façade renovations, parking lot and paving improvements, site lighting, and landscaping. Resolution No. 2024-057 – QDOBA Drive-Thru Restaurant Conversion – Classifies an action as Unlisted pursuant to SEQRA and issues a Negative Declaration for a site plan application seeking approval to convert an existing 4,268 sq. ft. restaurant into two separate tenancies for a QDOBA drivethrough restaurant and an unspecified sit-down restaurant, and construct 215 and 107 sq. ft. additions for cooler boxes, along with site improvements including façade renovations, parking lot and paving improvements, site lighting, and landscaping. Lot Line Modification – Resolution classifying a lot line modification application as an Unlisted action pursuant to SEQRA, issuing a negative declaration pursuant to SEQRA, and schedules a public hearing. The application seeks to transfer a 2,560 sq. ft. portion of land between properties located at 718 Roanoke Avenue (single-family residence, SCTM No. 600-126-2-37) and 725 East Avenue Extension (manufactured home park, SCTM No. 600-126-2-43). Resolution No. 2024-060 – HK Ventures, LLC – Resolution granting six-month extension of preliminary site plan approval originally granted by Planning Board Resolution No. 2023-077, dated September 21, 2023, which approved a site plan to develop a vacant parcel of industrially zoned land with a commercial/industrial complex consisting of a total of 412,679 sq. ft. of floor area to be divided into individual tenant spaces, along with a 1,500 sq. ft. commissary for use by the tenants of the complex, as well as parking, lighting, and landscaping improvements, new potable water connections, an on-site sewage treatment plant, new access from Middle Country Road (State Route 25), with said parcel located at 4285 Middle Country Road, Calverton, NY, more particularly described as SCTM No. 600-116-1-2.
