Northville Acres Minor Subdivision – Public hearing for a two-lot minor subdivision application seeking approval to subdivide an existing 4.22-acre parcel of land, located at 821 Northville Turnpike, Riverhead, located within the Residence A-40 (RA40) zoning use district, and more particularly described as SCTM No. 600-109-1-6.1. Tera Vite Winery & Vineyard Residence/Tasting Room Conversion – Discussion of a site plan application seeking approval to convert an existing single-family residence, located on the site of an existing winery and vineyard, into additional tasting room space, and construct additional on-site parking to facilitate the proposed expansion. The subject property is an 87,643 sq. ft. (2.1 acre) parcel of land located at 250 Manor Lane, Jamesport, NY, within the Agricultural Protection (APZ) zoning use district, and is more particularly described as SCTM No. 600-47-2-5.5 (Greg Bergman) DISCUSSION ITEMS 1. Maris Farm Minor Subdivision – Continued discussion of a minor subdivision application seeking approval to subdivide two existing parcels and create four buildable single-family residential parcels. The project site is located on the northwest corner of Roanoke Ave. and Sound Ave., and consists of two parcels identified as SCTM Nos. 600-17-1-6.1 & 6.2. Lot No. 6.2 is a 22.1-acre parcel of land, split zoned between the RA40 and RA80 zoning use district, which has development rights sold to Suffolk County.
