AGENDA PLEDGE OF ALLEGIANCE PUBLIC HEARINGS 1. Town Square Hotel Project & Town Square Lot Line Modifications - Public hearing for Lot Line Modification Application entitled Town Square Hotel & Town Square Lot Line Modifications, with said application made pursuant to and in connection with the Master Developer Agreement for the Town Square. Lot lines for the subject parcels will be modified to create a single lot for the Hotel Project by the Master Developer, at the Master Developer’s sole cost and expense, as well as creating a unified Town Square Parcel, within the Downtown Center 1: Main Street (DC-1) Zoning Use District, situate at the south side of East Main Street, Town of Riverhead, more particularly identified as SCTM Nos. 600-128-686.1 & 600-129-1-12; 13; 14; 15 & 23 (Matt Charters) DISCUSSION ITEMS 1. McGuinness Residence Chapter 219 (888 Sound Shore Road) — Discussion of a Chapter 219 Coastal Erosion Permit application seeking approval to demolish an existing 52 sq. ft. rear deck and construct a new 438 sq. ft. deck with a privacy wall on the east side and stairs to grade seaward of the existing Coastal Erosion Hazard Line and 13 ft. 7 in. from landward of the top of the bluff, on a .187-acre parcel located at 888 Sound Shore Road, Jamesport, within the Residence A-40 (RA-40) zoning use district, more particularly described as SCTM No. 600-8-1-14. Duffy MX Motocross Track — Discussion of a Draft Scope to be used for the preparation of a Draft Environmental Impact Statement (DEIS) for a special permit and site plan application seeking to establish an outdoor motocross track on a 15-acre parcel located at 2822 River Road, Calverton, NY, within the Calverton Industrial (CI) zoning use district, more particularly described as SCTM No. 600-136-1-4. The action proposes the excavation and exportation of approxliamtey 120,000 cubic yards of sand and gravel from the site to facilitate construction of the racetrack area, as well as the construction of related parking, drainage, landscaped areas, and the installation of outdoor lighting. Resolution No. 2026-014 - Birchwood at Wading River (Section 3) – Resolution issuing recommendation to the Rivehread Town Board that the performance bond being held in connection with roadways and drainage improvements for the major subdivision of Birchwood at Wading River - Section 3 be released.
