Summerwind Farm Major Subdivision - Public hearing to consider a preliminary plat for a sixteen (16) lot major residential subdivision application seeking to subdivide an existing 30.128-acreparcel of land located at 200 Peconic Bay Blvd, Aquebogue, NY, more particularly described as SCTM No. 600-86-2-8.2, with the subject property being split zoned Residence B-40 (RB40) and Residence B-80 (RB80). Hampton Jitney BESS Site Plan — Discussion of a site plan application entitled Hampton Jitney Battery Energy Storage System, which seeks approval to construct and develop an approximately 1,000 kWh Tier II Battery Energy Storage System (BESS) comprised of four (4) units, with related site improvements within a 5,000 sq. ft. area of a 13.9-acre parcel, which is improved with an existing motor coach terminal facility, located within the Calverton Industrial (CI) Zoning Use District, situate at 253 Edwards Avenue, Calverton, more particularly identified as SCTM No. 600-117-1-8.6. Town Square Hotel Project & Town Square Lot Line Modifications — Discussion of a Lot Line Modification Application entitled Town Square Hotel & Town Square Lot Line Modifications, with said application made pursuant to and in connection with the Master Developer Agreement for the Town Square. Lot lines for the subject parcels will be modified to create a single lot for the Hotel Project by the Master Developer, at the Master Developer’s sole cost and expense, as well as creating a unified Town Square Parcel, within the Downtown Center 1: Main Street (DC-1) Zoning Use District, situate at the south side of East Main Street, Town of Riverhead, more particularly identified as SCTM Nos. 600-128-6-86.1 & 600-129-1-12; 13; 14; 15 & 23 (Matt Charters) 3. East End Commons (BJ's Fueling Center & Wholesale Club Expansion) — Discussion of a final site plan application seeking approval to construct a 10,530 sq. ft. expansion of an existing BJ's Wholesale Club, as well an accessory fueling station with sixteen (16) fueling locations, a 165 sq. ft. fueling station attendant's kiosk, and perform site improvements including parking, landscaping, and lighting upgrades. The subject property is located at 565-605 Old Country Road, Riverhead, NY, within the Shopping Center (SC) zoning use district, and is more particularly described as SCTM No. 600-109-1-19.6. Andersson Acres Major Subdivision — Discussion of a major residential subdivision application seeking to subdivide approximately 69.9 acres of land located at 1945 and 1967 Main Road, in Laurel. The project site consists of four (4) separate parcels of land, which front on Main Road, and extend south to Peconic Bay Blvd, which are bisected by the Long Island Railroad tracks. The properties are identified as SCTM Nos. 600-48-3-10 and 11, and 600-69-3-56 and 57, and are split zoned located in both the Residence B-80 and Residence B-40 zoning use districts. Resolution No. 2026-001 - 305 West Main Street Site Plan – Resolution granting preliminary approval for the site plan application entitled 305 West Main Street, which seeks approval to construct a new 3,000 sq. ft. commercial building for “wet retail”, along with associated site improvements, on a .454-acre parcel located at 305 West Main Street, Riverhead, within the Peconic River Community (PRC) Zoning Use District, more particularly identified as SCTM No. 600-128-348. Resolution No. 2026-002 - Highlands at Reeves (NF Golf) – Resolution transmitting recommendation to the Town Board for the release of the performance bond held in connection with the major subdivision of Highlands at Reeves (a/k/a NF Golf Resorts, LLC). 3. Resolution No. 2026-003 — Peconic Bay Medical Center / Northwell Health Maternity Relocation & Expansion — Discussion of a site plan application entitled Peconic Bay Medical Center / Northwell Health Maternity Relocation & Expansion which proposes widening the entrance road, new pedestrian access, curbing, drop off area, concrete walks, sitting area, asphalt pavement, landscaping, and pavement markings within a 30,698 sq. ft. portion of an 8.1966 acre parcel which is currently improved with the Peconic Bay Medical Center and related site improvements, located within the Hospital (H) Zoning Use District, situate a 1 Heroes Way, Riverhead, more particularly identified as SCTM No. 600-108-3-22.1 (Matt Charters) 4. Resolution No. 2026-004 - Bandera Pools - Site Improvements — Resolution granting administrative approval for the site plan application entitled Bandera Pools - Site Improvements, which indicates the legalization of the existing paving, drainage and landscaping on site, as well as additional paving modifications and additional landscaping within a 0.46 acre parcel which is currently improved with a one-story framed building, located within the Light Industrial (LI) Zoning Use District, situate a 27 Service Road A, Calverton, more particularly identified as SCTM No. 600-100-1-6.1.(Marisa Danowski) 5.
